Layout

​

The illustrative masterplan shows 31 new homes including affordable homes with a housing mix that reflects local need.

 

Access

​

Access to the development will be provided via a new junction onto Greenhill Road (A368) with safe pedestrian and cycle access.

 

There will also be three dedicated access points for pedestrians and cyclists in the northeast, south and south west of the site.

 

Electric Vehicle Charging

​

To maximise the use of sustainable modes of transport, the development will be designed to enable charging of plug-in and other ultra-low emission vehicles and, where appropriate, provide electric charging points for all homes.

 

Walking and cycling routes

​

A Public Right of Way (PRoW) route runs along the southern boundary of the site, along the edge of the Mendip National Landscape.

 

Walkways and cycling routes are provided throughout the site to strengthen these facilities, including a western path running parallel with the green corridor and new sections of footpaths along Greenhill Road from the new site access to

connect with the existing footway to the north of Greenhill Road.

A pedestrian crossing to the northern side of Greenhill Road is proposed adjacent to the primary access road in the north west.

 

Landscape and Biodiversity Net Gain

 

Development will be set back from the A368 and shielded by existing and enhanced planting.

 

The proposals retain and enhance the key green areas including hedgerows and trees which are cited on the site boundaries as well as integrating areas of open space with generous corridors of planting.

 

A lower density of homes is arranged along the southern boundary, responding to the adjacent Mendip Hills National Landscape setting, and Public Right of Way, with generous green buffers and retained hedgerows incorporated to further screen the new homes.

 

Drainage

​

The entirety of the site is located in Flood Zone 1, meaning the land is assessed as having a 1 in 1,000 annual probability of flooding in any year.

 

Drainage ponds have been integrated into the landscape proposals, combining surface water management with biodiversity benefits.

Key benefits of the scheme

  • Safer walking routes - a pedestrian crossing to the northern side of Greenhill Road is proposed adjacent to the primary access road in the north west.

  • New bus stop - a new link to the west bound bus stop and with it a new waiting area which does not currently exist.

  • New Public open space - the overall green infrastructure comprises approximately 0.59 hectares (30% of the site) of previously inaccessible open space for the existing community.

  • Enhanced ecological features - the proposals will greatly enhance existing natural features such as trees and hedges and creates green corridors and open spaces and provide significant biodiversity net gain.
